Home and Property Inspection Overview

What is a Home or Property Inspection? It is best defined as "a limited visual inspection of the general systems and components of the home/building in order to identify any system or component which may be “deficient” as defined by TREC’s Standards of Practice". It is a “snapshot” and general explanation of what issues are visible and accessible to the Professional Inspector during the time of the Inspection. It isn’t to be misunderstood as an appraisal of a home, a determination of its value and nor should it be used as a warranty document of any kind.  It is about informing you how well the home, its components and systems, are performing at the time the Inspector is on site and views the property.

A home cannot fail an inspection. We don’t give a pass or fail grade to any property. 1st Choice's Professional Home Inspection gives you an independent, unbiased view of any problems we find so that you will have the facts you need to make a sound, informed decision.

Depending on the size, age, and condition of the home, a Home Inspection will take approximately 3-4 hours. At 1st Choice Residential and Commercial Services, we welcome you to be on-site at some point during the Inspection so we may provide answers to your questions.  Many customers appreciate our willingness to call them when we are within an hour of completion so they can then drive to the home.  This allows them to better manage their work hours and responsibilities while getting the most value and efficiency out of the visual walk-through with Tom Cobb and better understand what he may have found during the Inspection.

We take our Inspection reporting seriously. During our Inspection process, we will have touched on over 500 potential areas of concern within your home. Every Inspection is a complete and thorough analysis of all the major systems and components as required and regulated by TREC. The report includes a description of what we've found and includes numerous photos to help better "paint the overall picture" of those areas. We also provide FREE telephone consultation after your Inspection to answer any questions you may have after reading the reports.

A thorough Home Inspection will include the following using the Standards of Practice established by TREC (Texas Real Estate Commission).

 

~ Roof (shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof related items)

~ Attics: Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items

~ Plumbing and Fixtures: Water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components

~ Interior: Floors and ceilings, walls, stairs (if applicable) and banisters, sinks, built-in appliances, smoke detectors and safety-related items, and other visible & accessible interior-related components

~ Heating and Cooling Systems: Furnace, air cleaning parts, ductwork, electronic monoxide testing, electronic gas sniffer testing, air conditioner and lines, and other visible related HVAC components

 ~ Electrical Systems: Service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components

~ Basements, Crawl Spaces, and Foundation: Insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors and walls, and columns

 

~ Exterior: Siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components

~ Environmental Issues
