Home Owner Inspections

Pool & Spa Inspections
These valuable and desirable features can enhance the pleasure of your home and increase its attractiveness as an investment.  However, they can also be expensive to repair.  It’s always good to know the condition of a pool or spa system; whether you are buying or selling your home.  We inspect these systems for potential "deficiencies" and provide you with an analysis of their current condition. If requested, we can provide this service as a stand-alone Inspection as well for Home Owners that want to make sure everything is as it should be with their Pool and Spa.

New Home Warranty Inspection
Most builders provide a 1-Year warranty for new construction. Generally, during this period of time, the Home Owner develops a "punch list" of corrections for the contractor to repair under the warranty coverage. This is a program that is provided directly to the Insurance Companies of the DFW community on behalf of their client or potential client. With the ever increasing concerns of the condition of homes and what the insurance companies may face in expenses, we are finding that our professional expertise can benefit both the insurance company AND their prospective customer at the same time. 

For the insurance companies; we have two options. We can provide a full home inspection and report as we normally would for our clients OR we can tailor a specific report that better suits your individual needs. In either case, we would provide you with the necessary information to allow you to make a smart and fully informed business decision on insuring any given property. 

The benefit to your client is that if the report comes back with information that resolves any concerns about insuring the property, your customer knows they will receive insurance from your company. It is the classic WIN-WIN for all involved.

New Construction Inspection
In a new home, the quality of construction is sometimes not what it used to be many years ago. Therefore many buyers have learned the benefits of having independent reviews of their properties during various stages of the construction process; including foundation, framing, roof, electrical, plumbing, HVAC and final inspection.

During this type of Home Inspection, our Professional Inspector provides an “unemotional set of eyes” to help watch over your future home and will check in on it during several phases of its building. If you wish, we will even be on site as your service provider during the “final walk-through” that most home builders provide just prior to moving in. Our focus during this time is to scan every area for any last minute items we may find that need to be addressed and corrected by the home builder while you and your family go through the home with the Home Builders representative. We will then provide you with a report on anything we find that you should have them address either immediately or as soon as it works with your schedule.

This Inspection process helps protect your purchase, prevent unpleasant surprises, and ensure the quality home that you’ve dreamed about.

Environmental Hazards
Our job as your Professional Home Inspector is to alert you, to the extent of our knowledge and ability, to unknown problems and potential environmental hazards in your current or potential home. Ours is a non-invasive visual inspection of your property which can alert you to possible problems. See our Environmental Hazards page for more information.

While we are not specifically licensed in the following areas and do not inspect for these hazards, we have some knowledge of them with our training and experience. During our Property Inspections, should we find what we feel is evidence of any of the below concerns, we will advise you to contact a licensed and certified professional in the problem area for a full evaluation.

  • Asbestos: Asbestos material that crumbles easily if sawed, scraped, or sanded into a powder is more likely to create a health hazard because it can be inhaled into the lungs, increasing the risk of disease. See Asbestos FAQ.
  • Lead: Lead is a highly toxic metal that was used for many years in products found in and around our homes. In general, the older a home, the more likely it has lead-based paint. See Lead FAQ.
  • Mold: There are many types of mold, and none of them will grow without water or moisture. Molds can produce allergens, irritants, and in some cases, potentially toxic substances. See Mold FAQ.
  • Radon: Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. See Radon FAQ.
  • Termites or other wood-destroying organisms: These pests cause serious damage to wooden structures and posts and can also attack stored food, household furniture, and books. See Termite Facts.
